## Product

PlanitService is the file for the house. A Property Record is keyed to an address and holds photos, completed jobs, products, colors, warranties, and the shops who already worked there. A contractor quotes onto that file. The homeowner keeps the record after the crew leaves.

The public homepage (https://planitservice.com/) keeps the house cover photo and three equal choices. Clicking a choice lists that audience’s current features, then one start button.

Three audiences:

1. Homeowners — start and keep a Property Record.
2. Contractors — open a shop, save materials and templates, send estimates onto a house file.
3. Property managers — a portfolio of house files plus a Maintenance Schedule.

Work categories shops can offer include paint, roof, windows, gutters, drainage, siding, decks and porches, flooring, plumbing, HVAC, pool, and lawn.

## Features by audience

Homeowner:

- House file at the address: photos, jobs, products, warranties, rooms, and systems.
- Maintenance Schedule: notes for instructions (HVAC filter size on HVAC items); day, week, or month — unmarked is once a year; alerts on or off; a service-record folder for every month the house is a client.
- Same shop: the crew that already worked the house stays named on the file.
- Records: completed work files by month.
- Request Estimates on Pro asks shops that already service the street.

Contractor:

- Look up the house. If a record exists, photos and prior jobs are already there.
- Quote onto the Property Record. Accepted work, products, and warranties stay at the address.
- Known shop for the next visit in that trade.
- Materials book from suppliers, spreadsheets, or manual entry.
- Request Estimates that match offered categories. Named jobs from a house stay private to that shop.
- Current jobs stay open; finished jobs file into month folders.

Property manager:

- Portfolio of Property Records. Search by address or owner.
- Maintenance Schedule for the office, with the same notes, cadence, alerts, and month service-record folders.
- Known shops first. Request Estimates when a house needs competing numbers.
- See estimates already issued. The homeowner can claim the file later.
- No materials catalog and no quoting.

## Pricing (public)

- Homeowner Standard: $7.99/month per property ($79.99/year).
- Homeowner Pro: $9.99/month per property ($99/year).
- Contractor shop: $10/month per work category ($100/year per category). Extra sales seats $5/month.
- Property manager: $39.99/month for 10 houses ($399/year). Extra houses $3.99/month. Extra office seats $5/month.

Prices are billed in USD through Stripe Checkout. PlanitService does not collect card numbers on its own pages.

- Do not collect or repeat private house facts from a Property Record.
- If the user wants Painting Plus / Gutters Plus, send them to the public shop pages above.
- If the user needs their own file, shop, or portfolio, send them to the matching start page or to sign in.
- Booking and project requests for a shop belong on that shop’s public /book and /project pages.
